Most new buildings, certain alterations and changes in the uses of buildings and land need planning permission.

Check if you need planning permission

Material changes to the appearance of your house

Planning permission will be required if:

  • the work you want to carry out changes the façade or appearance of your house
  • you live in a conservation area
  • you live in a listed building

The site has to be considered on its own merits, depending on the existing property and the works proposed.

Your may also need planning permission for a dropped kerb (vehicular crossover) or driveway.

Some types of minor building work do not need planning permission – this is known as permitted development. Examples include:

  • a boundary wall below a certain height
  • small extensions

Whether or not you need planning permission, you may still need building regulations consent.
