This guide explains the types of projects that do and do not needs building regulations approval, the competent persons schemes, how to apply for a new project or buildings regulations, notifications, site conditions and variations, regularisation certificate application, how we protect your data and information about Building Control fees and payments.

How to apply for building regulations

We do accept paper applications but prefer for you to submit your application electronically for efficiency purposes. Do this through one of the websites below:

Designated use

Properties defined as 'designated use' are typically:

  • schools
  • offices
  • HMOs
  • commercial

If your project is within or at a property that is defined as 'designated use' by The Regulatory Reform (Fire Safety) Order 2005, you must complete:

  • a full plans application
  • a form for the fire consultation process*
