Building Control advice

This guide explains the types of projects that do and do not needs building regulations approval, the competent persons schemes, how to apply for a new project or buildings regulations, notifications, site conditions and variations, regularisation certificate application, how we protect your data and information about Building Control fees and payments.

Building Control fees, charges and payment methods

Standard charges

These standard charges have been set by the authority on the basis that the building work is on a domestic dwelling and:

  • does not consist of, or include innovative or high risk construction techniques (details available from the authority)
  • the duration of the building work from commencement to completion does not exceed 12 months

The charges have also been set on the basis that the design and building work is undertaken by a person or company that is competent to carry out the design and building work referred to in the standard charges tables, that they are undertaking.

If this is not the case, the work may incur supplementary charges.

If chargeable advice has been given in respect of any of the work detailed in these tables, and this is likely to result in less time being taken by the authority, then a reduction to the standard charge will be made.

Prices are exempt from VAT

  • Commercial: £475
  • Domestic: £250

Dangerous structures

Prices shown are exempt from VAT.

  • Initial call out charge: £200
  • Additional working hours, 7.30am to 6.30pm Mon to Fri: £112 per hour
  • Additional working hours. weekdays 6.30pm to 7.30am, weekends and bank holidays: £250 per hour

Admin charges

Prices shown include VAT.

  • Missed appointments / abortive costs: £50
  • Initial completion certificate: included in application fee
  • Additional copy completion certificates: £85
  • Copies of decision notices: £85
  • Refund of fees (only in exceptional circumstances): £75

Written replies to enquires

Prices shown include VAT.

  • Solicitors enquiries: £50
  • Exemption letter: £50
  • All other letters to solicitors or legal bodies: £50

Methods of payment

These are the payment methods accepted for building regulation applications:

  • credit or debit card at:
  • cheque made payable to Luton Borough Council
  • invoice issued upon written request
