Leasehold properties

Your responsibilities are as a council leaseholder, service charges, building insurance, lease extensions, subletting and how to contact us about your lease.

Subletting your leasehold properties

There are no restrictions in the lease that prevent you from sub-letting your property. However, you will still be responsible for payment of the service charge and therefore it will be up to you to arrange for any recompense from your tenants.

You should:

  • make sure that you and your tenant(s) enter into a formal tenancy agreement – this should state that you are responsible for any gas servicing and energy performance certificate
  • provide us with details of the name and contact telephone number of your tenants in case of emergencies
  • get permission from your lender (whether it is a building society or a bank) before you sub-let as they may have restrictions
  • make sure that sub-letting does not result in overcrowding
