If you live in a house in multiple occupation (HMO) your landlord must comply with certain standards to ensure:

  • that there are an adequate number of amenities, such as toilets, bathrooms, cooking facilities etc. You can view the minimum requirements by downloading the ‘Amenity standards’ from the bottom of the page
  • that there are adequate fire precautions, such as fire doors, smoke detectors, alarms etc. You can view the minimum requirements by downloading the ‘Guide to fire safety standards for residential properties in Bedfordshire’ from the bottom of the page
  • that the property is a suitable size and layout for the number of people or occupants living there. You can view the minimum requirements by downloading the ‘Amenity standards’ from the bottom of the page
  • that the common parts of the property, such as the staircase, shared lounge, fire escapes fixtures and fittings etc, must be kept in good order. You can view the minimum requirements by downloading the management regulations from the bottom of this page
All HMOs, where five or more persons form two or more households, require a licence from the council, to be displayed in the property. If you live in a property which you believe is an unlicensed HMO (or you know of one) you should contact us on the details below.

More information about HMOs is available to download below, or from the following websites www.communities.gov.uk or www.rpts.gov.uk.
