There are exceptions, however.
If the home you rent out has:
- at least three storeys
- five or more unrelated occupants, living as separate households
- shared amenities such as bathrooms, kitchens etc
then it must have a house in multiple occupation licence from the Council.

If you do not have this licence, but should have, you can be fined up to £20,000. We will no longer think of you as a suitable person to be a landlord and tenants will be able to claim back a year’s worth of rent from you.
If you are a tenant you can ask your landlord to show you the licence. If you don’t want to do that you can phone us. We will not tell your landlord that you have contacted us.
