If your property is only occupied by students under 18 or severely mentally impaired people, it could be exempt.  The following properties are also exempt:

  • those requiring or undergoing structural alterations or major repairs to render them habitable (exempt for up to six months after completion)
  • those owned by charity (exempt for up to six months)
  • unfurnished including new dwellings (exempt for up to six months) irrespective of changes in ownership
  • those belonging to people living or detained elsewhere, ie persons receiving or providing care, students or prisoners
  • those left by deceased persons (exempt until six months after the grant or probate or letters of administration)
  • annexes that are difficult to let separately
  • those prohibited by law from being occupied
  • repossessed by the mortgage lender
  • those awaiting occupation by a minister of religion
  • being the responsibility of a bankrupt's trustee
  • caravan pitches or boat moorings
